We used BCT for closing on my in-law's home that has been in the family for multiple generations. All of the facts were known months in advance, the title company knew what it would take to close, yet when it came down to closing day, they completely fell apart. They didn't send out the surveyor until the Friday before closing on the Monday. He didn't have time to get in the report before closing. They needed documents that they didn't ask for until the DAY OF CLOSING. They didn't even try to schedule the mobile notary with us until that day. We informed them we would be turning off utilities on the day of closing, but when they realized they weren't ready for closing, they asked us to turn them back on. We literally went through this process multiple times over 2 weeks until they were finally able to close. The utility company was so confused as were the buyers and us the sellers. Our realtor was doing everything in her power to get this moving forward, but there were delays after delays and almost all of them were at the hand of this title company. I have never in my life see a more incompetent title company. It was as if they had never closed on a home before. The buyers were also given all the keys, etc. to move in after they had signed their paperwork even though we didn't sign our closing papers for another 7 hours AND the funding didn't come through until the next week. This list of issues is long, but suffice to say if you wish to close on time and without hiccups, don't use this company. I never will again.

Big Country was not my choice, I had heard things about it being the worst title company in Abilene prior to the sell of our house. But it came true for us, we fell victim to lying, forgetfulness, and deflection. Friday around 3:15pm I speak to Pat, she assures me that she is working on our pack and it will be sent out by the end of the day. Cool, thanks Pat. Expecting funds to already be in my account at least by noon Monday, so I wait until 1:13pm, spoke to Liz, and her response was mind boggling. She said, I thought that already funded, checked the file and the pack wasn't even touched. Now we must wait for her to make the pack and send it off like I was promised would be done 72 hours before. We finally funded at 1:45pm Tuesday. Sierra and Vanessa are amazing, sweet and so kind. I would highly recommend that you two find a better title company to work for. One that doesn't forget about deals about clients.
