A ZIP code may cover several overlapping taxing jurisdictions with different rates — county, city, school district and special districts each set their own rate, so combined rates change from ZIP to ZIP.
How are Texas property taxes calculated?
Estimated annual property tax equals the home's appraised value multiplied by the combined property-tax rate for its taxing jurisdictions, minus any exemptions such as the homestead exemption.
Do property-tax boundaries follow ZIP-code boundaries?
Not exactly. ZIP codes are a postal boundary, while taxing jurisdictions follow county, city and district lines. Two homes in the same ZIP may fall in different school districts and pay different rates.
How does a homestead exemption affect a tax bill?
A homestead exemption reduces the taxable value of an owner-occupied primary residence, which lowers the annual property-tax bill. Texas also caps annual increases in appraised value on homesteads.
Why did my escrow payment increase?
Escrow payments typically rise when property taxes or homeowners insurance premiums increase. Your lender collects the higher amount monthly so the escrow account can cover the next bill.
Are property taxes and homeowners insurance connected?
