Executed contract, option and earnest money received. Buyer defaulted and never terminated. Sellers did not agree to release funds. Despite this, title refused to release either earnest money or option fee and even mentioned escheating funds after sellers objected. Sellers were forced to file suit. Extremely unhelpful and unresponsive. Will not work with this title company again.
