Id give 10 stars if I could! These guys saved me from buying a house from a surviving daughter of a man who had not left a will. She really did not have the right to sell the house yet, and I could have gotten screwed big time! Garland Smith Abstract co caught it and told me they could not provide title insurance for 6 months. I was able to back out and get my down payment money back. Awesome! GREAT COMPANY! Tell your realtor to use these guys! They've got your back!

After executing a contract at the beginning of October; we received several excuses for delays. After the holidays we just quit getting any updates and my emails and calls were ignored. My client also called and was told lies of how farm & ranch take longer, ect.. After more pressure; finally in April they admitted they could not do title insurance on this transaction. We switched to another Title Company who closed us in under 21 days.

Absolutely terrible at communication. They do not respond or let you know when items are needed, it is like pulling teeth to get answers.
