If you value a person that never returns YOUR calls or the Banks call for information purchase/title work then, this is your place! If you value a person making up his own earnest money price that HE thinks YOU should put down without the sellers consent, even after YOU offer what you think is reasonable and he thinks different, then this is your place! If you value that the same person turns around and tells you that they don't want to work with you and make it seem like it's YOUR fault because you called them out on THEIR unproffessional behavior and THEN hang up on you, then this is your go to title company! Thank you Victor for making this a memorable experience even BEFORE the deal even got started! I had a bad feeling from the get go considering all the non-returned calls. I hope this guy doesn't own the company, it would be bad for business!

BLUF: Although the S&S Team handled the closing process promptly, they didn’t provide the service I would expect given the money they were paid. The S&S Team was friendly, but at the end of the day, it felt like they were just one more party taking their “piece of the pie”. The sale was between two private parties that had pre-agreed on the sale amount and the breakdown in cost. Victor was confused when we tried to explain how we wanted to handle this simple transaction and his team inevitably messed up the final break down in cost. S&S was supposed to handle closing out my mortgage as well as paying out the remaining escrow, but I just found out they failed to close out the home owner’s insurance policy (being paid by the escrow). Admittedly, I should have caught this error or at least followed up on my own, but it would have been nice to have received a reminder (as I was under the impression the escrow was “being handled”). I know there are limited option for handling the retitling process in Kingsville, but I can’t recommend S&S Abstract & Title Company.
