We are first time home buyers in the US, recently moved from Canada in which the process of home buying is very different. Stratos Title was the company that processed our home purchase. They made many errors due to lack of oversight and professionalism, there were delays that could have been avoided and more care could have been taken with our novice knowledge of the processes. We had let the minor ones slide. Such as miscalculating costs by $40 and us having to do a second transfer to make up the difference on top of the stress of an intercontinental move. Then the cheque for home insurance was sent to the wrong address and we nearly had a period of no coverage, an error that was only discovered because I was looking for the coverage information and the broker informed me the insurance company hadn't yet been paid 2 weeks after closing. Then the home insurance was double paid and now we are waiting for a reimbursement in which we must redeposit the funds to escrow accounts. Finally we have be informed that they "missed" a 0.5% improvement fee from the HOA and several thousand dollars are now due by us 6 weeks after closing. They are taking no responsibility for the error. I am not sure if you get to choose your title company but I would never work with them unless you like surprise bills
